The 5 things that actually move the price
1. Moving plumbing. Keep the toilet, sink, and shower where they are and you save $3K–$8K. Moving them buys you a better layout — sometimes worth every dollar, sometimes not. We'll tell you which.
2. What's behind the walls. In homes older than ~60 years, expect a 30–40% chance of finding cast iron or galvanized pipe that should be replaced while it's exposed ($2K–$7K). We inspect BEFORE quoting so this lands in your fixed price, not a mid-job invoice.
3. Tile vs. panels. Custom tile runs roughly 2–3× the labor of a premium wall-panel system. Tile resells better; panels clean easier. We quote both.
